How to be a licensed home inspector in Ohio

In Ohio, to become a home inspector, you need to get licensed. This involves various requirements.


Become a Licensed Ohio Home Inspector

First, you must have at least 80 hours of formal education in this area of expertise. This can be a combination of online training or in-class taught as well as field work training.


Your age must be at least 18 years and you must be a high school graduate or have a GED. To get a license, you must also clear a fingerprint background check.


Receive an Ohio Home Inspector License:


There are several requirements for obtaining a license to become an Ohio home inspector. You must prove you have accomplished 8 of them.


Business insurance general liability with at least $ 100,000 in every occurrence and $300,000 in total aggregate.

At least 5 home inspection reports prepared by you.

Prove at least 200 home inspections completed for customers.

Completed 80 full hours of education.

Pass the National Home Inspector Exam

Have held a registered home inspection company in Ohio for at least three years.

Have a Home Inspection License from another state.

Employed as a Home Inspector was for 36 previous consecutive months

At least one peer review inspection was completed not before one year before April 5, 2019.


The Ohio Home Inspector license is valid for three years. During the three-year period, each licensed home inspector needs to complete 14 hours of continued training. It takes a total of 42 hours in the three year period.
