RADON TESTING
You can’t see, smell or taste radon gas…but it may be a problem in your home…and it can be dangerous. Radon is a cancer-causing, radioactive gas.
Radon comes from the natural (radioactive) breakdown of uranium in soil, rock and water and gets into the air we breathe. Radon can be found all over the U.S. It can get into any type of building – homes, offices, schools – and result in high indoor radon levels.
Testing is the only way to know if you and your family are at risk from radon. EPA and the Surgeon General recommend testing all homes below the third floor for radon.
We contract with only the best state licensed radon testers. We will take care of scheduling and billing for you, and coordinate with the radon tester so that they will do their inspection at the same time or before your whole-house inspection. Your report will be emailed to you the same day as your whole-house inspection.
MOLD TESTING
Unchecked mold indoors can damage the structure of a home, cause wood rot, and ruin drywall. It can also cause health problems. We will investigate any signs of past or present water intrusion, which can promote mold growth, and we’ll take samples of any suspected mold for laboratory analysis. Your report will be delivered to you, usually within 24 hours, and our contractor will explain the findings and what should be done to remediate the mold.
THERMAL IMAGING INSPECTION
We use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. By evaluating the images, we can detect sources of energy loss, locate areas of moisture
intrusion, pinpoint dangerous hot spots in the
electrical system, and uncover other problems,
such as wood-destroying pest and rodent
infestations, and flue leaks in the chimney.
MOVE-IN CERTIFIED® SELLER’S INSPECTION
If you’re selling your home, let us inspect it before you even list it. This inspection alerts you to any defects or problems so that you can address them before prospective buyers discover them. Take the time you need to obtain reasonable repair estimates, and justify your full asking price by having your home for sale inspected now.
TERMITE (WOOD DESTROYING INSECT) INSPECTIONS
Termites and other Wood-Destroying Insects (WDIs) are not only pests, but can cause significant damage to a home. Our WDI inspectors will look for evidence of active or previously active termites, carpenter ants, carpenter bees, and wood-boring beetles. They will also note any evidence of past treatment and make a recommendation for any treatment that may be required.
Litehouse contracts with only the best, state-licensed inspectors for your WDI inspection. We will take care of scheduling and billing for you, and coordinate with the WDI inspectors so that they will do their inspection at the same time or before your whole-house inspection. Your report will be emailed to you the same day as your whole-house inspection.

WHAT WE INSPECT
Our Standard Home Inspection
We’ll inspect the structure, systems and components of
the home, inside and out, from the foundation to the roof.
We use the latest tools and technology, including thermal
imaging.
We encourage you to attend your inspection so that we
can describe our process, explain our findings, point out
important maintenance items, and answer all of your
questions.
With training by InterNACHI®, we follow a comprehensive
Residential Standards of Practice. This means that we will
inspect all of the following, when visible and accessible:
Roof, Fireplace, Structural Components, Electrical System,
Attic, Ventilation & Insulation, Exterior Cladding,
Porch & Deck, Attached Garage, Driveway, Foundation,
Basement/Crawlspace, Plumbing System, HVAC System,
Interior, including: Built-In Appliances, Ceilings, Floors &
Walls, Windows/Glazing and Doors.
Following our evaluation, we’ll compile our findings
in an easy-to-read report, which will include detailed
descriptions and high-resolution digital photos of any
issues we’ve discovered. We’ll email you your report within
24 hours, and our job isn’t finished until you understand
everything in it.
